Plenty! As a foreigner in Japan you are not used to their system. Even if you do speak the language the sheer amount of paperwork and fees are mind blowing. Just finding a good estate agent is difficult. There are many estate agents that think they can just send you 50 links to apartments in the hope you will pick one. But it is difficult to find an estate agent that actually helps and understands what you are looking for.

First off being able to communicate in English was a big plus for me. A friend recommended Plaza housing saying she had a great experience with them. Which is why I gave them a try after I had a few disappointing experiences with other housing agencies.

The fact that when you walk into their office you get greeted with an honest smile and a friendly chat. They put an effort into making you a happy customer which for me made it worth every penny so to say. Also they have a great support system for when you have any problems or issues regarding the house. It makes it more comfortable to move into a new house knowing that there is someone you can always ask for help.

The biggest and most important one for me was that the agent that helped me (Sonia) put a lot of effort in to understand what type of apartment I was looking for and why. That way the apartments that she suggested were all great options and resulted in me finding an apartment within two weeks.

I ran into many problems when I was first searching for an apartment in Tokyo like figuring out which areas were in my price range, what the average size was for an apartment in Tokyo, and how likely it would be for me to find an apartment I really wanted, but luckily Plaza Housing was willing to truly sit down with me and figure out all the details until we could find a place I could really appreciate. We spent a lot of time searching, but Plaza Housing was very diligent and listened to all my requests!

I visited another real estate agency in Tokyo before Plaza Housing, which made me extremely depressed because they made it seem like it was impossible to find an apartment in my price range in the areas I had in mind. After my first meeting with Plaza Housing, I realized that the right real estate agency makes all the difference. I was able to find a perfect place in the area I wanted, but only because Plaza Housing was willing to go the extra mile to truly help me out.

Q1. Did you encounter any difficulties when searching for an apartment? If so, please describe them.

Finding a house here in Tokyo is hard as being a foreigner the list of available options is reduced for us. Also, there are certain things that are not common in other countries such as the “DK”, “2DLK” terms, the kind of fees (like “key money”, “key deposit”), the “guarantor” and more details that someone had to explain to us in order to fully understand the procedure of renting a house. Which in our case Plaza Housing staff did for us.

We’d been told by a friend that there was Spanish speaking staff, so it was a big point for us as understanding all the process and terms is hard, but at least we removed the language barrier.

Our friend had already warned Plaza Housing staff about our interest on contacting them, and also booked a face-to-face meeting to explain them our needs. By the time when we met them they had already performed a basic search for us, so even since the very first minute our visit to them was totally worthwhile.

Plaza Housing looked for something that we needed, and not something to count another customer. They understood our needs and, among the available apartments, they found the ones that suited us. In other agencies they were always offering places that met just a few of our requirements. This was common at other agencies: “if one apartment was cheap it was far away, and if it was cheap and close to our desired area it’d have been old.” At Plaza Housing this didn’t happen, so that’s why we are glad we found them.
Apart from that, they also helped us with our internet contract, and within a week we had internet installed at our place without needing to say a word in Japanese.

Yes, the language is the most important. Not many people at Fudosan speak English.
The other most important point is that many Japanese owning a house to rent do not want to rent an apartment to foreigners.

Yes, I did encounter difficulties when looking for an apartment. I found that the system for finding apartments here in Japan was very different to that of my home country, Australia, so it was hard to find a place. Many of the agencies I first went to did not have much experience dealing with foreigners, so it was quite difficult.

A friend of mine recommended Plaza Housing to me because he had a good experience dealing with the staff there. As soon as I entered the office the staff did everything they could to make sure that the whole process was as smooth as possible, and was easy to understand for a foreigner like myself who is unfamiliar with the Japanese real estate system. My initial attraction to Plaza Housing was that my friend told me they were friendly, helpful and flexible. I certainly found this to be true in all of my dealings with them.

The people at Plaza Housing is what made my experience good there. From the moment I first entered their office, the staff made me feel welcome, relaxed and confident in their ability to find somewhere good for me. All of the people I dealt with at Plaza Housing were friendly, supportive, and worked tirelessly for me to find a place. I was soon laughing and joking with the staff, and I came to enjoy our outings when we went looking for apartments.

There were many differences I found between Plaza Housing and other agencies. Most importantly for me was their extensive knowledge and experience of foreign cultures and foreign languages. The staff are constantly involved with traveling to and working in foreign countries so they are very aware of the differences in cultures that exist between different countries, and how this can be problematic for foreigners. This meant that the whole process was much easier to understand for me than other agencies. Another big difference was their excellent customer service. All of the staff are very friendly and helpful, and willing to help you out in any way they can. I cannot recommend Plaza Housing highly enough. Thanks guys!

Searching for an apartment can be very time consuming and frustrating. There are so many places available and not enough time to see them all. It’s tough to find an agent that is going to be willing to work with the renter and respect their process, timing and preferences.

They put no pressure on us to make a quick decision. They gave us space to decide what type of apartment was going to be best for us. If it would have taken us a month to find our place, I feel confident that the boys at Plaza would have been there to support us every step of the way. That made us feel really comfortable.

We went to three other agencies besides Plaza. There was real pressure from them for us to decide quickly. We felt like they were just trying to bring us in and spit us out. When searching for an apartment we initially found it difficult to orientate ourselves in Tokyo. We were not sure about which areas were good to live in but did have an idea of our maximum commute to work. It was difficult searching online as the English websites catered mainly for high earners or lower end shared housing.

The main thing that attracted us to Plaza housing was Alex’s amazing street sign! Only joking – ignore that. We found a recommendation online that spoke of the good service and the English speaking ability at the agent. Actually, the article came from the Ben’s cafe website.

We were made to feel welcome when we first arrived at the door of Plaza. Alex and Iwashita-san both tried to get an understanding of our requirements and it was good not to have to use Yahoo! Translate to communicate.

We did not feel like we were getting the “hard sell” and were comfortable to wait until the right property came up. When we encountered some difficulties with landlords over accepting foreign tenants, Plaza were not put off and tried to resolve the problems by negotiating on our behalf.

Innan jag kom till Japan försökte jag flera gånger ta kontakt med mäklare, för mig var den lättaste lösningen att personligen ta en titt på lägenheterna och därefter diskutera pris och liknande. På Plaza Housing fick jag personlig service och jag fick inte bara hjälp med själva lägenheten utan också med elräkningar, internetuppkoppling och annat som mäklare vanligtvis inte gör! Det är helt sjukt skönt att sitta och prata med någon som verkligen kan detta med hyreskontrakt och liknande, jag vet inte om jag hade kunna fixa det på egen hand.

Jag letade runt på nätet efter mäklare med erfarenhet av utländska hyresgäster, och såg att det var himla lätt att hitta hit. Kontoret ligger på kanske 2 minuters promenadavstånd från Takadanobaba station, och det är näst intill omöjligt att gå vilse på vägen hit.

Allt. Jag blev otroligt vänligt bemött från sekunden jag klev in på kontoret! Jag hade bara en maxgräns för hyran och visste ungefär var jag ville bo, men tillsammans jämförde vi lägenheter och jobbade fram en bild av det ultimata boendet för mig. Det känns lite underligt att sitta här och i princip skriva en reklamslinga för ett företag, men helt ärligt talat så känns det som att de på Plaza Housing har blivit mer än bara mäklare för mig med tanke på hur mycket de har gjort för mig. Ringt till myndigheter när det varit problem med mina papper, tagit mig till postkontoret för att öppna konto, jämfört möbeluthyrningsföretag… listan kan göras hur lång som helst. Alla på kontoret är jättehärliga personer, men Iwashita-san är nog den som jag kan sitta och skoja med mest!

 
Q4. Var det några skillnader mellan Plaza Housing och andra mäklare?

Definitivt! Som andra har skrivit tidigare så blir man bemött som en person och inte som en kund. Jag var lite skeptisk efter det allra första mötet för att tiden för det nästkommande mötet bestämdes så snabbt, men efteråt insåg jag att de bara var entusiastiska att hjälpa mig och lära känna mig. Jag pratade med chefen och frågade honom hur det kom sig att han startade företaget, och han svarade att han startade det för att han var så trött på att utlänningar i Japan blir diskriminerade och ofta tvingas betala överpris. Som nämnt tidigare har jag ingenting att klaga på, förutom möjligtvis att det är så kul att sitta här och skoja med de som jobbar här att jag använder massa tid jag borde använda på att vara hemma och plugga!

I speak Japanese so I had less problems than other foreigners when looking for apartments in Tokyo, but I have had real estate agents refuse to deal with me because I am not Japanese. Also, some landlords would not let a foreigner live in their properties.

The Plaza Housing staff was definitely the best part of the experience for me. I was in a bit of trouble – I had only 2 weeks to get out of my apartment which was rented under my previous company’s name. My budget was quite strict and I have a lot of stuff so I needed a large place. The staff were amazing. They understood my needs straight away, and worked very hard with me to help me find the apartment I needed. After 3 days of hardcore searching they found a great place for me, and also helped me sort out all of the paperwork and other technicalities.

Yes, Plaza Housing is not like any other real estate in Tokyo. They understood the difficulties facing foreigners looking for accommodation in Tokyo. They were not phased by the difficult requests I had and came through for me in the end. They never tried to suggest any places that were above my stated budget and never asked me to compromise on anything. I now consider the staff among my friends, and regularly pop in for a visit. Yes I did. I will describe just one. I was disappointed when after booking an appointment and going to a real estate office, the officer made a cursory search and bluntly told me he could not get me the apartment; and there was no indication of commitment to do further search, not even ‘go and come later’. What was most surprising was not just disappointment but the stern and dreary look on his face, as if attending to me was a bother. I wondered if they really are into business. Customer service was terribly poor.

After a few unsuccessful attempts I met friend who had been satisfactorily accommodated by Plaza Housing, who then recommended this to me. I came and it was a totally different experience – my past difficulties and unpleasant experience turned into satisfaction and excitement. I got my apartment in less than 24 hrs.

Q1. Did you encounter any difficulties when searching for an apartment? If so, please describe them.

Finding accommodation in Japan is not easy, particularly for foreigners. First of all, there was the language barrier, as most real estate agents speak only Japanese. Secondly, we got rejected by a couple of agencies because, even if they spoke English, they claimed the landlords they normally deal with do not want to rent to foreigners and they recommended us to look elsewhere. We did actually experience that, some landlords not wanting to show us their places, but in general with other agents and management companies there were enough apartments also available for us. Finally, once we found an apartment we liked, there was the added difficulty of the guarantor. As we did not have a Japanese person that could be our guarantor, we had to go through some guarantor company, and again, even if you are paying these companies from half a month to a full month of rent, some of them also rejected us for not speaking enough Japanese.

A friend that had found his accommodation through them recommended it to us. He explained us that they had a staff member, Sonia that spoke English and Spanish, and put us in contact with her.

Sonia was extremely helpful from minute one, helping us look, translate and deal with management companies, landlords and other involved companies. The fact that she speaks English and Spanish, and understood perfectly what we were looking for and wanted, made our search much more straightforward.

Again, the staff at Plaza Housing made everything easy. Sonia explained us better how the system works, she advised us on what to look for and not to look for in apartments, she also took care of filing applications, contacting guarantor companies and all other bureaucratic procedures, as well as being the translator during the signing of the contract. She even arranged for us the water, electricity and gas once we moved in! I believe that is not normally part of what other agencies do.

Yes. The first problem is that the process to rent a house in Japan is absolutely different to the rest of the world (at least, if we compare it with Argentina). Furthermore, to do so there are some requirements quite difficult for us who come for the first time to Japan.

Yes, I had problems, from Spain I tried to find an apartment but the real estate companies didn’t have english support and the only one I found that had it, didn’t have a great customer service and it was way too expensive for the apartments they offered. With the help of my japanese friend I got in touch with companies that only could speak japanese and I realized they were not willing too much to rent to foreigners.

Having spanish speaking staff and feeling, after reading the web site and watch some videos they have, that is not the kind of real estate company that only wants to rent you a house, but a place where they will give you all the help you may need in your new life in Japan.

I could summarize it in only one word: “Sonia”. She always has a smile for you, helps you to solve all the difficulties that appear when you come to Japan and you can feel she treats you not only like a client but as a friend. You don’t feel, like in other real estate companies, that they are going to make you rent something way over the real price and you can also feel that they really want you to choose the flat you really like not the one that gives them more benefit. You can have full confidence.

The first matter I faced was caused by the huge amount of fake information you find on website such as Suumo. Several ads are about rooms already rented, or pictures often don’t match the actual room.
A second – but more problematic – matter was to find a foreigner-friendly apartment. It is pretty demotivating to be rejected in almost all the rooms you inquire for, just because you are a foreigner.

The international staff made me feeling free to express every discomfort or concerns I had. Dealing with people who faced the same problems I had made me feeling that I could completely rely on them. Japanese staff too made me feeling comfortable, and I want to thank them for this.

At Plaza Housing I dealt with Sonia, who has a deep experience in living in Japan (and looking for herself apartment, too) both as a former foreigner student and then as an employed.
I was pretty sad as anytime I found a nice room, it was not available for foreigners. Despite of this, Sonia constantly remembered me to focus on my priority, my desired conditions and not giving up. Thanks to her we eventually managed to find a room which I’m really loving to live in.

The first noticeable difference I noticed from the other real estates was how fast they replied my mail: in other agencies they event took 1 week to reply my first mail. However, in this agency I sent the email and the next they they replied to me.
The next difference was on the first mail I explained about the kind of house I was looking for and I specified how much i could afford. Most of the agencies showed me the plans and some pictures of really different houses and way more expensive of what I told them. Even they wanted me to sign the contract without seeing the houses.
At Plaza Housing they always searched inside the range of price I could afford, the warned me about the bad and the good things of every house from the beginning and they even offered to show me the houses via Skype when I was still in Spain.

This was my second time searching for an apartment in Tokyo, so I did not encounter any unexpected problems. Not having a guarantor and also not wanting to pay “reikin” and “shikikin”, made it more difficult to find a place, but the staff at Plaza Housing helped me out; We found an excellent apartment.

The first estate agents looked at me like I was crazy when I said I did not want to pay reikin or shikin and did not have a guarantor. However, Plaza Housing took my requests seriously and helped me find an excellent apartment.

I am very picky and I had a looong list of requirements for an apartment. Also, I’m a student, a foreigner, don’t speak much Japanese, and I needed a place that allows pets. All of those things combined makes it really difficult to find somewhere to live! I was pretty worried that I would have to sacrifice many of my requirements or pay a lot of money to get what I wanted.

A friend on Facebook posted about them. I was pretty clueless about realtors and needed one that spoke English, so I decided to give it a shot.

I was so nervous to search for an apartment, but the staff made it so easy for me. I had several apartment demands, and I was worried that I wouldn’t find any that I liked, but the first one they showed me was amazing! I just moved in and I’m super happy with my new cute and stylish apartment! Even though I was hesitant about making such a big decision, they were always patient and kind to me. The staff goes above and beyond for their customers, they are so nice (and funny!); it is always enjoyable to visit their office. I feel that they genuinely care about their customers.

Plaza Housing is so fantastic, I think you shouldn’t even bother wasting your time with other agencies!

I have never personally encountered any difficulties, but that’s probably because I avoided real estate agencies. I had heard many horror stories about real estate agents from my friends, both new to Japan and long-time residents.

It was my co-worker’s personal testimony. My co-worker who had had her fair share of bad times in finding residence, recommended Plaza Housing to me. When she did, she told me how kind her agent was and how he worked to find not just a place, but a place that went beyond her expectations.

I have to admit that even after my friend’s recommendation I was a little apprehensive about going to a real estate agency. But after a few exchanges through email, I went to meet with one of the agents, Iwashita-san. He kindly listened to me about what I had to have in a new place and even taught me some new things about what I should look for in a good place. What I liked most was that he was straight and honest with me; he told me what he could and couldn’t do, but at the same time that he would do whatever possible to find a place that fit my description. A few days later (did I mention that I needed to find a place in a week?) he had picked out 3 places that were all good, but one was great. The moment I saw the place I knew that it was the place for me! I didn’t think it was possible, but Iwashita-san found a place that had met all my expectations.

 
Q4. Were there any differences that you found between Plaza Housing and other Real Estate Agencies?

Although I hadn’t dealt with a real estate agency before, I had been to one with some friends and one difference I noticed is that at Plaza Housing Iwashita-san talked to me like I was person who needed help in finding a new place and not a customer who didn’t know about looking for a place to live. I don’t know about you, but to me that is a huge difference. It helped me relax and feel I could openly ask any doubts or questions I had. Not only that, but even now, a year after, they remember and are concerned about how I’m doing, and of course my answer is always “Great”!

When I came first in Tokyo, I didn’t have any trouble concerning my apartment because I could search it with Plaza Housing’s worker Manabu Takahashi. It really helps to be able to talk about the details such as price or location with someone before starting to rent anything. Now I am renting Plaza Housing’s Flat and I have no regret about it.

I heard about Plaza Housing from a Japanese friend I met before during another trip while I was already planning to go to Japan. He was using it already and recommended it to me.

What I like the most about Plaza Housing is the fact that I can go to see the workers and ask them anything about Japan. After 3 months in Japan I have asked them to look for information about how to get my visa to stay longer, now I’m here for a year. These things make me feel more secure especially before when I didn’t know lots of people and didn’t know who to talk to in case I would have troubles.

The main difference between Plaza Housing and other companies is the relationship customers have with the workers here. I often see other foreigners and even some Japanese asking for information or help and they always leave the office happy.

La premiere difficulte que j`ai rencontre lorsque j`ai decide d`emmenager a Tokyo a ete mon niveau plutot moyen en Japonais. De plus j’etais plus interessee par une collocation et ce n’est pas chose facile a Tokyo, d’une part les appartements du centre sont assez petits et nombreux proprietaires y voient une source d’ennuis!

Les agents immobiliers de “Plaza Housing” parlent pour la plupart en anglais et surtout accueillent les etrangers a bras ouverts, peu importe votre pays d’origine.

Dans un premier temps les employes de Plaza Housing vous acceuillent tres chaleureusement. Et peu importe votre requete ils feront tout ce qui est possible pour coller le plus a vos besoins et exigences, et toujours avec le sourire!

Pour repondre a cette question il me suffit de raconter quelle a ete ma premiere experience lorsque j`ai commence a chercher un appartement: je suis allee dans une agence immobiliere tout ce qui a de plus normale et l`employe a qui je me suis addressee, en japonais, ne m’a meme pas propose de m’assoir! Il m`a demande si je comptais vivre avec des Japonais? Puis au bout de cinq minutes m`a tout simplement dit qu’il n’avait rien du tout pour moi! Quand je suis allee a Plaza Housing j`ai eu droit a un sourir, un siege puis a un café bien chaud….

안녕하세요^^ 첫번째로 글을 쓰게ㅤㄷㅚㅆ네요 저는 지금 일본에서 일본어학교를 다니는 한 학생입니다. 우연히 학교 선생님의 소개로 프라자 하우스를 알 게되어서 몇일전에 집을 계약했습니다. 일본에서 혼자 집구하기란 생각보다 그렇게 쉽지 않더라고요 처음에는 레오팔레스를 들어갈까 생각도 했습니다만, 역시 학교와 알바로 집에 있는시간이 별로 없다고 생각하니 레오 가격이 비싸다고 생각이 들었어요 그래서 부동산을 알아보다가 선생님 소개로 이곳을 알게되었습니다. 일본 부동산을 보면 굉장히 많은 집을 소개하고 있지만 그안에서 외국인이 계약 가능한집은 생각보다 많지 않더라고요 계약 서류를 집주인으로 보냈었는데 2번 정도 거절 당해서 마음의 상처도 많이 받았지만 그래도 프라자하우징분들이 기죽은 저를 위해 더 좋은 집을 찾아주실려고 노력해주셔서 마음에 드는 집을 계약해서 정말 기뻤습니다. 일본에서 집을 찾으시는 분들에게 드리고싶은말은 일본에서 집을 찾는것은 어렵지만 그래도 기숙사나 다른 공동생활보다 생활은 확실히 편하다는 점이예요 언제든지 저처럼 프라자하우징 찾아오시면 야사시이하신 분들 정말 마음에 드는 집을 찾아 주실때까지 힘내주실꺼예요 다들 저처럼 좋은 집 찾으시길 바라면서 이만 글 마무리 짓겠습니다.

Il est difficile de trouver un appartement dont les proprietaires acceptent des locataires etrangers. Il est aussi communiquer avec les proprietaires lorsqu’on ne parle pas japonais. J’ai trouve Plaza Housing grace a une amie qui avait ete cliente auparavant. L’acceuil etait tres agreable, amical e et professionel.

Tous les employes de Plaza Housing ont pris le temps de comprendre exactetement ce que nous recherchions et ont fait en sorte de trouver le meilleur logement pour nous. Ils ont reussi a faire baisser les prix et nous ont presentees a une entreprise de demenagement. Maintenant encore ils nous aident des que nous avons un probleme que ce soit avec les proprietaires ou l’electricite…
